LAND LEASE AGREEMENT
This Land Lease Agreement ("Agreement") is made and entered into on the date of acceptance by Tenant, by and between Garrett Fitzgerald, Landlord, and James Rowland, Tenant.
Premises. Landlord hereby leases to Tenant, for residential use only, one acre of land located at 324 Deer Road, Fredericksburg, TX (the "Premises").
Term. The term of this lease shall begin on February 1, 2023 and end on August 1, 2023. The Tenant may renew the lease, with Landlord's consent, for an additional 6 month term, upon the same terms and conditions as this lease.
Rent. Tenant shall pay to Landlord the sum of $400 per month, due on the first of each month.
Utilities. Tenant shall be responsible for activating and paying for electric utility service, and will be responsible for all costs associated with the electricity used on the Premises. Tenant shall be responsible for providing his own septic and water services.
Mail and Trash. Tenant shall have the right to receive mail at the Premises and may use the existing trash service provided by the landlord.
Quiet Enjoyment. Landlord shall not interfere with Tenant's peaceful possession and use of the Premises.
Compliance with Laws. Tenant shall comply with all applicable laws, ordinances, rules, and regulations.
No Subletting. Tenant shall not sublet the Premises without Landlord's prior written consent.
Landlord's Access. Landlord shall have the right to access the Premises for the purpose of inspection, repair, or maintenance, provided Landlord gives Tenant reasonable notice.
Governing Law. This Agreement shall be governed by and construed in accordance with the laws of the State of Texas.
Entire Agreement. This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements or understandings, whether oral or written.
Notices. Any notice required or permitted under this Agreement shall be in writing and shall be deemed given when delivered in person or sent by certified mail, return receipt requested, to the respective addresses set forth in this Agreement.
